We found no reference price per square metre for Yamoussoukro published by any Ivorian authority. The figures you see online come from listings or from private websites' estimates, with no published method. To judge what a plot or a house is worth, compare recent listings for similar properties in the same area, then check the land document: in Côte d'Ivoire, that document is what gives a property its real value. Outside the Abidjan Autonomous District, the Arrêté de Concession Définitive (ACD) for an urban plot is signed by the prefect, under powers delegated by the minister in charge of construction. For rentals, Ivorian law limits what a landlord can ask for when you move in.
The only reliable method is to compare similar properties offered at the same time. The Ivorian administration describes Yamoussoukro as the country's political and administrative capital ("Capitale Politique et Administrative"). According to the 2021 census (RGPH, INS), quoted on the Ivorian economy portal, the Autonomous District has 422,072 residents, 340,234 of them in the main town. ANStat projects 448,215 residents for the district in 2024. The district covers 2,132 km², so a "plot in Yamoussoukro" can be in town or in a distant village, and the two prices cannot be compared.
To compare properly:
Properties listed on the platform are on the Yamoussoukro property listings page. To compare with the economic capital, see the Abidjan listings, or the Bouaké listings for another inland city. Once you know where a price sits, our negotiation method (in French) shows how to make an offer.
Before you talk price, ask which document covers the plot. Urban land is governed by Law No. 2020-624 of 14 August 2020 establishing the Urban Planning and Urban Land Code.
| Document (Côte d'Ivoire) | What it establishes |
|---|---|
| Attestation de droit d'usage coutumier (ADU) | Replaced the village certificate (attestation villageoise) on 1 July 2024. Required for every ACD application since April 2025. |
| Arrêté de Concession Définitive (ACD) | In the words of a land expert interviewed by Fraternité Matin, "l'acte officiel qui attribue la pleine propriété": the official act granting full ownership of an urban plot. |
| Land title (titre foncier) | According to the same expert, "l'acte définitif", the final deed, giving ownership that is "incontestable et opposable à tous" (indisputable and enforceable against everyone). |
The ADU was launched on 1 July 2024. Fraternité Matin reports that it "remplace désormais l'attestation villageoise" (now replaces the village certificate). Holders of the old certificate had to file their ACD application with the Guichet unique du foncier (the land one-stop desk) before 1 January 2025. After that date, applications based on it are rejected. Since April 2025, according to the Ivorian economy portal, the ADU has been a required document for any ACD application. In practice, a seller who can only show an old village certificate is selling you a file that still needs to be regularised, not a titled plot.
Who signs the ACD in Yamoussoukro? Decree No. 2021-785 of 8 December 2021 sets the procedure. According to loidici.biz's summary of its Articles 3 and 4, for urban land outside the Abidjan Autonomous District, the ACD "est pris par le Préfet, sur délégation de pouvoir du Ministre chargé de la Construction et de l'Urbanisme" (is issued by the prefect, under powers delegated by the minister in charge of construction and urban planning). Fraternité Matin notes that prefects have signed ACDs in the regions since 2013.
Do not pay anything until the administration has confirmed the document. Here is what to check:
Expect delays. On 9 October 2026, Koaci reports, Minister Moussa Sanogo announced an operation to clear the backlog of ACD applications outside Greater Abidjan ("résorber les dossiers en attente"), monitored by the Guichet unique du foncier. No processing time is published for Yamoussoukro, so get the file's status from the Guichet rather than trusting a date the seller gives you. Our article on property scams (in French) describes the most common traps.
Rent is negotiable, but the start of the lease is regulated by Law No. 2019-576 of 26 June 2019 establishing the Construction and Housing Code. The official portal servicepublic.gouv.ci summarises the rules:
We found no price per square metre for Yamoussoukro published by any Ivorian authority, and online estimates do not state their method. The price of a plot depends mostly on where it is in the district, whether it is serviced and which land document it has. Compare several recent listings for similar properties, and get a valuation if the amount is large.
Yamoussoukro is outside the Abidjan Autonomous District. For urban land outside Abidjan, Articles 3 and 4 of Decree No. 2021-785 provide that the ACD is issued by the prefect, under powers delegated by the minister in charge of construction and urban planning. Applications go through the Guichet unique du foncier.
It is risky. Since 1 July 2024, the ADU has replaced the village certificate, and since April 2025 it has been required for every ACD application. ACD applications based on the old certificate had to be filed before 1 January 2025. Ask the seller for the ADU or the ACD, and have the administration check the file before you pay.
According to the official portal servicepublic.gouv.ci, the Construction and Housing Code says the landlord may not demand more than two months of advance rent and deposit. Breaking this rule is a criminal offence, punishable by a 200,000 FCFA fine. A residential lease must also be in writing.
