1. Data controller
Your data is processed by Modalko inc., the Quebec company that publishes and operates imonga (NEQ 1182607458, 206-25 Vincent-D'Indy Avenue, Montreal, Quebec H2V 2S8, Canada). The person in charge of the protection of personal information is Koffi Anani Hounnou, President; you can reach him at [email protected] with "Data protection" as the subject.
2. Data we collect
Sign-up data: name, email address, phone number, account type. The dates your address and number were confirmed — we keep the date, never the code we sent. Published content: listings, photos. Approximate location (city) to tailor results. If you choose to share them: buying horizon, intended financing, occupation category and household income bracket — as a bracket, never an exact figure, and with no supporting document. Finally, your interests, inferred from the developments you open, the files you download and the cities you search.
3. Signing in with Google or Facebook
If you choose to sign in with Google or Facebook, that service only sends us your name and email address, after you agree on its own page. We use them to create your account or recognize you, and to make sure the address belongs to you. We never receive your password, photo, contacts or posts, and we never post anything on your behalf.
4. How we use it
Your data is used to run the service: account management, publishing and displaying listings, putting you in touch with the professionals you approach, platform security, and surfacing developments that match your searches. We never sell your data and we hand over no contact files.
5. Sharing with a developer
When you ask for a developer's contact details, a project file or a viewing, you may agree that your name, email and confirmed number be passed on so they can call you back. This only happens if you explicitly agreed, concerns only the developer of the development you are viewing, and can be withdrawn at any time from your account with no effect on your access to the site. Your consent is dated and kept with the version of the text you accepted. Otherwise, your details are only shared with users you contact or who reply to your listings, and with the technical providers strictly required.
6. Service providers and transfers outside Quebec
To run the service, some data is entrusted to providers that act only on our instructions: Hetzner (hosting, Germany), Cloudflare (domain names and traffic protection, United States), Resend (email delivery, United States), Google (sign-in, visit statistics and analysis of listing images), Meta (Facebook sign-in and WhatsApp messages you send us), and artificial intelligence providers located in the United States, the European Union and Asia, including China, which only receive the text of listings and messages, without your contact details. Your data may therefore be stored or accessed outside Quebec and outside your country. We choose these providers and limit what we send them so that your data keeps adequate protection.
7. Marketing and advertising
You choose separately whether to hear from us by email, WhatsApp or SMS about new developments in the areas you follow, and whether your data may be used to target the ads you are shown. None of these is pre-ticked, none is required to use the site, and each can be withdrawn in one click from your account.
8. Retention
Your data is kept while your account is active, then deleted or anonymised. An interest that is not renewed loses weight over time and stops being used to suggest developments. You can ask for your account and data to be deleted at any time.
9. Your rights
From your personal space you can see what we inferred from your visits and erase it, withdraw a consent, export your data and deactivate your account. You also have the right to access, rectify, erase, object and port your data under Quebec's Act respecting the protection of personal information in the private sector, Côte d'Ivoire Law No. 2013-450 of June 19, 2013 on the protection of personal data, the GDPR if you live in the European Union, and the data protection laws of your country of residence. Write to the person in charge of the protection of personal information at [email protected]: we reply within 30 days. If you are not satisfied with our answer, you can contact the data protection authority of your country or the Commission d'accès à l'information du Québec.
10. Deleting your account and data
To delete your account and data, email [email protected] from your account's address with "Delete my data" as the subject. We delete or anonymize your data within 30 days and confirm it by email; only the information the law requires us to keep (an invoice, for example) is retained, for the required period. If you signed in with Facebook, you can also remove imonga from your Facebook account: Settings & privacy, then Settings, then Apps and websites, then Remove. With Google: myaccount.google.com, Security, Your connections to third-party apps & services, then imonga, then Delete connections. Removing access stops any new transfer; to erase what we already hold, send us the request above.
11. Security
We apply technical and organisational measures to protect your data. Private documents — identity papers, leases, a brochure supplied by a developer — are never reachable from a plain address: they are served through an authenticated route. Verification codes are never stored in clear text.
12. Cookies
The site uses cookies needed to operate, in particular to remember your language and your signed-in session. An anonymous local identifier lets us attach to your account the developments you opened before signing in; it is turned into an irreversible fingerprint as soon as it reaches our servers.
13. Automated listing review
The text and photos of published listings are analysed automatically to detect misleading listings: AI-generated image, promotional visual, inconsistency between the title, the price and the description. Image analysis relies on an artificial intelligence provider (Google): only the image is sent, without the advertiser's name or contact details. The text of the listing (title, description, price), with phone numbers, email addresses and links removed, is sent to artificial intelligence providers to check that it describes a single property and that the displayed price matches the one in the description; the advertiser's name is not sent to them. The result has four automatic effects: a listing that presents several properties waits offline until it is corrected; so does a listing with no price, or whose displayed price is impossible or contradicts its description; an image that is not a photo of the property is not shown to visitors, and a listing with no real photo of the property waits offline until a real photo is added. The advertiser is informed at once and may ask, by replying to the message received, for a member of our team to look at the images again. No listing is deleted by an automated system. A supporting document an advertiser attaches to a listing (land title, stamped plan, certificate) is kept in a private space, is viewed only by our team in order to say it has seen it, is not sent to any artificial intelligence provider, and is deleted as soon as the advertiser withdraws it.
14. Changes to this policy
