The valuation compares your property with listings published on Imonga for the same property type and transaction. We look first in your area (within 15 km when the address is located), then, if there are too few, across the country.
When comparable listings state their floor area, we compute a median price per square metre and apply it to the area you enter (85 m² if you enter none). Otherwise we start from the median listing price. The stated condition adjusts the result: +8% for a new property, −8% if it needs refreshing, −22% if it needs renovation.
The range is wider or narrower depending on the number of comparables: ±12% from 8 listings with floor area, ±18% for medium reliability, ±25% otherwise. With fewer than 3 comparable listings, we show no range.
