Civic Centre Towers

Civic Centre Towers, also commonly referred to under the names Civic Tower or Civic Towers, is an office building located on Ozumba Mbadiwe Avenue, in Victoria Island, Lagos. The building was completed in the third quarter of 2015 and was officially opened in August of that same year. Its structural height is 90 metres according to Wikipedia.

The developer is Quantum Luxury Properties Limited, a real estate investment company active in markets located across West Africa and wholly owned by Quantum Capital Partners. Quantum Capital Partners is a generalist private equity firm investing primarily in markets across West Africa. Both of these entities are chaired by the same person, Jim Ovia. The construction contractor appointed for the project is Cappa & D'Alberto, a building and civil engineering contracting firm that was originally founded in 1932 and that is headquartered in Lagos. The building was designed by the architectural firm Interstate Architects, responsible for the design.

Upon completion of the construction works, the building was fully leased to tenants. Akintola Williams Deloitte serves as the anchor tenant of the property and was the first to take possession of its premises at a handover ceremony. Fine and Country International acted as the exclusive marketing consultant and lead leasing broker.

The technical specifications of the building, as reported in the industry press, include the following:

• a central communication tower for the building;
• a raised floor system installed on all lettable office levels for electrical cable management;
• double-glazed curtain wall systems designed to minimize solar heat gains;
• plug-and-play internet facility available to all occupants;
• water treatment plants installed on site;
• two 500 KVA generating sets providing alternative power supply to the building;
• an intruder alarm, an automated high-sensitivity fire alarm system, access card control and CCTV systems;
• multi-storey car parking facilities for the building;
• a jetty for water transportation directly to the offices;
• a leisure and cafe room, a drivers' lounge and twenty-four-hour security personnel on site.

The building sits on the edge of Five Cowrie Creek. It is directly served by a jetty and is located in immediate proximity to a helipad. Nearby amenities in the immediate surroundings include the Civic Centre, the Oriental Hotel, the Radisson Blu Hotel, the Four Points Hotel and The Wings development.

Industry sources disagree on the exact number of building floors and on the total lettable floor area. The figures from 2015 vary between publications. The developer does not publish a comprehensive technical brochure online. Lease conditions, rental rates and current space availability are not publicly disclosed.
