Favour a land title
Land with a land title (TF) offers maximum security. Since the reform, the ANDF (national land agency) centralises information: have the plot's status verified there before any payment.
Beware customary sales
Many plots are still sold under a customary agreement (a "sale paper"). That is not a title. If you buy this way, immediately start the registration procedure to obtain a TF.
Essential checks
- Topographic survey by a licensed surveyor (boundary marking).
- Confirmation of the seller's identity and rights (and all rightful claimants).
- No dispute, lien or double sale.
- Compatibility with the urban plan (buildable zone, easements).
