About the project
BlackBrick Bedford is the residential conversion of the Riverwoods office park in St Andrews, Bedfordview, undertaken by Growthpoint Properties in a joint venture with Setso Property Fund (49%) and in collaboration with BlackBrick Hotels. Representing an investment of about R200 million, the project transforms six two-storey buildings on a 35,000 m² site (with 10,000 m² to repurpose) into more than 250 studio, one and two-bedroom apartments. Homes cluster around a social central courtyard with a water feature and lawns, complemented by a clubhouse, pool and collaborative coworking space. Setso, a specialist in office-to-residential conversions, is the development partner behind the BlackBrick Apartments and Hotels brand, with two successful schemes on Fredman Drive in Sandton. The project responds to a surplus of office space and a scarcity of housing, targeting a new generation of first-time buyers. BlackBrick Bedford's residential offering launched in March 2022.
