Takoradi and Sekondi together form the capital of Ghana's Western Region, a port city where land usually comes from a family or a stool (chieftaincy). The regional lands officer has publicly complained about the same plot being sold to several buyers, both in the metropolis and in the neighbouring districts. Two steps come before any payment: a search at the Lands Commission, and a Ghanaian lawyer, because the Land Act reserves the drafting of a conveyance to a legal practitioner. For rentals, the Rent Act caps advance rent. Listings published for Takoradi appear on this page, along with the King City new development.

Takoradi, Sekondi and the neighbouring districts: place the property first
A listing described as "in Takoradi" can sit in three different local authorities. Sekondi-Takoradi is a twin city and the capital of the Western Region; Ghana's first deepwater seaport was built in Takoradi in 1928, and the harbour and Market Circle are a large part of its economy (Sekondi-Takoradi entry). When the regional lands officer talks about the local land market, he separates the Sekondi-Takoradi Metropolis (STMA), the Effia-Kwesimintsim Municipality (EKMA) and Ahanta West District, where he names Apremdo, Apowa, Benyakrom and Mampong near Kansaworodo (Ghana News Agency, 4 August 2023). Ask the seller or landlord which authority the property falls under: it is the first line to check on the documents.
Buying land: stool land and family land
In Takoradi you rarely buy outright ownership. Ghana's Constitution vests stool lands in the stool on behalf of its subjects, bars any freehold in stool land, and allows a disposition only once the Regional Lands Commission certifies that it fits the development plan (Constitution, article 267). Section 1 of the Land Act, 2020 (Act 1036) lists the interests that exist: allodial title, freehold, usufructuary interest, leasehold and customary tenancy. In practice a buyer often ends up with a long lease.
The grantor can also be a family. A Lands Commission notice dated 25 June 2026 concerns land at Deabenekrom, in the metropolis, granted by a head of family (ebusuapanyin). The notice refers to a fourteen-day period and states that an objection without supporting documents will be treated as untenable.
The local risk is on record. On 4 August 2023 the regional lands officer said the Commission was "not happy" with the multiple sale of lands in STMA, EKMA and Ahanta West, and told buyers to always conduct a search with the Commission before paying any agent, family or customary owner (Ghana News Agency).
Checks before you pay
- The search. The Land Registration Division of the Lands Commission registers titles, and deeds outside compulsory title registration districts; it lists a search service. For registered land, section 130 of the Land Act provides for a search report within fourteen days after the fees are paid.
- The lawyer. Under section 33 of the Land Act, a conveyance shall only be prepared by a legal practitioner. Section 34 requires a written, signed contract.
- The spouse. Section 47 of the same Act requires the other spouse's written consent to dispose of land acquired during the marriage, unless there is a written agreement to the contrary.
- Registration. Section 124 ranks registered rights by the order in which instruments were presented to the Registry: a signed deed that was never lodged does not protect you against a faster second buyer.
Search fees, registration fees and legal fees are not quoted here: ask the Commission for the current schedule and your lawyer for a written quote.
Foreign buyers and diaspora without Ghanaian citizenship
A non-citizen cannot hold a freehold in Ghana, nor be granted a lease of more than fifty years at any one time (Constitution, article 266; Land Act, section 10). Have a Ghanaian lawyer confirm your status before you sign.
Renting in Takoradi: advance rent
Under the Rent Act, 1963 (Act 220) it is a criminal offence for a landlord to demand or collect more than six months' rent in advance for a long-term tenancy, the acting Rent Control Commissioner has said, urging tenants to gather evidence and report to the Rent Control Department (Graphic Online, 24 June 2026). The department had announced a move to full enforcement from 1 April 2026 (Ghanaian Times, 20 March 2026). Those statements were made in Accra: we found no published results for Takoradi.
King City, the new development listed for Takoradi
Imonga lists King City, a new city under construction in the Western Region, with Rendeavour as developer. The 2012 announcement, then made by Renaissance Group, placed it within 10 km of the Sekondi-Takoradi business centre (African Review, 10 July 2012). The land is held under a 99-year lease signed on 24 May 2011 by Renaissance Partners with the Chief of Takoradi, custodian and trustee of Takoradi stool land (Cleary Gottlieb). A plot there therefore carries an interest derived from that lease: have your lawyer read the contract. Published site areas differ from one source to another, so none is given here.

Listings published for Takoradi are shown above with their type and price as posted. Price summaries appear only once enough listings of a given type exist, so a short list is not a picture of the whole local market. Legal questions on this page are governed by Ghanaian law only: rules described elsewhere on the site for Togo, Benin, Côte d'Ivoire or Senegal do not apply in Takoradi.

FAQ: real estate in Takoradi
Can a foreigner buy land in Takoradi?
Yes, but not as a freehold. Ghana's Constitution (article 266) and the Land Act, 2020 (section 10) bar non-citizens from holding a freehold and limit their lease to fifty years at any one time. Members of the diaspora without Ghanaian citizenship fall under this rule. Have a Ghanaian lawyer check your status and the term written in the deed before signing.
How do I check that a plot in Takoradi has not already been sold?
Conduct a search with the Lands Commission before paying anything. That was the advice given in August 2023 by the regional lands officer, who reported multiple sales in the Sekondi-Takoradi Metropolis, Effia-Kwesimintsim and Ahanta West. For registered land, the Land Act provides for a search report within fourteen days after the fees are paid.
How many months of advance rent can a landlord ask for in Takoradi?
Six months at most for a long-term tenancy. According to the acting Rent Control Commissioner, quoted by Graphic Online on 24 June 2026, demanding or collecting more is an offence under the Rent Act, 1963 (Act 220). Keep your evidence (messages, receipts) and report the case to the Rent Control Department. The Act applies across Ghana, Takoradi included.
Do I need a lawyer to buy property in Takoradi?
Yes. Section 33 of the Land Act, 2020 (Act 1036) says a conveyance shall only be prepared by a legal practitioner, and section 34 requires a written, signed contract. The lawyer also checks who is entitled to grant the land (stool, family or individual) and lodges the deed for registration. Fees are negotiable: ask for a written quote.
