In Conakry, a home or plot search starts with one question: which commune is the property in? The city's administrative map has changed, and areas such as Nongo and Sonfonia no longer fall under Ratoma. On Imonga, this page currently has no rental or sale listings published for the city. It does show new-build projects in Kipé, Nongo, Sonfonia, Ansoumanya, Dixinn and Kaloum. Guinean law applies: the Land and State Property Code for land, and lease law plus government decisions for rents. Before you pay a rent advance or buy a plot, have the papers checked by a Guinean notary or lawyer.

Conakry's communes and neighbourhoods
Conakry now has 13 communes: Kaloum, Dixinn, Matam, Ratoma, Matoto, Kassa, Lambanyi, Sonfonia, Gbessia, Tombolia, Kagbélen, Manéah and Sanoyah. These are the communes for which Guinéenews published provisional results after the 31 May 2026 local elections. Ratoma and Matoto were split. Lambanyi and Sonfonia came out of Ratoma, Gbessia and Tombolia out of Matoto. Kipé stays in Ratoma, and Nongo now belongs to Lambanyi (Guinéenews, April 2024).
This has a practical consequence. Under the Land Code, the land plan (plan foncier) is kept at commune level (see below). Before requesting any document, find out which current commune the plot belongs to.
Property shown on Imonga in Conakry
The page has no rental or sale listings for the city; it shows several types of new-build projects:
- Villas and small residences in Ansoumanya by B2D Immobilier, Construction et Aménagement Guinée: Vill'Harmonia, Villa Phaeton, Villa Ibis, Villa Calao and the Séwè apartments, all under construction.
- Apartment buildings and residences by KAKANDE IMMO in Cameroun, Conteyah, Sonfonia, Kipé and Nongo. The Conteyah Phénix building is on sale; the others are under construction.
- Guicopress projects: a residence under construction in Kipé, the delivered Sonfonia-Lac social housing, and Printania Tower, a mixed-use project in Kaloum that is still at the planning stage.
- Offices in Dixinn (Aliah, under construction) and Kaloum (delivered building).
A unit under construction is bought off-plan. In Guinea, it is wise to make sure the contract sets the payment schedule, the delivery date and what happens if delivery is late, and to have these clauses checked by a Guinean notary.
Renting: advance, deposit and rent payment
On 24 March 2022, the Council of Ministers decided to cap the advance paid to landlords for residential lets at three months' rent (Mosaïque Guinée). In April 2022, Africaguinée reported that the rule was poorly enforced, with some developers still setting their own terms.
According to Guinee360 (September 2024), article 254 of the Construction and Housing Code provides that residential rent is paid monthly. A landlord may ask for a quarterly or yearly advance but cannot impose one. The landlord sets the rent freely at signing but cannot raise it at will afterwards. If the parties disagree on a new rent, a court sets it.
In practice, sign a written lease, get a receipt for every payment and do a move-in inspection. For a dispute, consult a Guinean lawyer.
Buying land: what the Land and State Property Code says
Land in Guinea is governed by Ordinance O/92/019 of 30 March 1992 on the Land and State Property Code. Under article 3, ownership is established by entering the property in the land plan kept by the commune. The owner must also apply for registration in the land register (livre foncier), which is kept by the land registry (conservation foncière). Under article 126, no transfer is entered in the land register unless the deed has first been published at the land registry.
| Seller's position (article 39) | What to ask for |
|---|---|
| Holder of a land title (titre foncier) | The title number, for your notary to check at the land registry |
| Holder of a livret foncier, permis d'habiter or occupation permit | The original document, confirmed by the issuing authority |
| Good-faith occupant with no official document | Proof of peaceful, continuous occupation (the code cites payment of land tax, among others), for a notary to review |
Points specific to Conakry
- Neighbourhood chiefs' certificates. In 2019, a notary quoted by Guinéenews blamed many land disputes on transfer certificates issued by neighbourhood chiefs or town halls without checks. According to the notary, several people sometimes hold the same papers for the same plot.
- Public domain. In August 2026, the State took back six 2012 land titles in Conakry, presented as part of the public maritime domain (Ecofinance Guinée). Plots near the shoreline need particular checks.
- Declassified zones. A decree announced on 16 October 2026 declassifies land in the Simbaya-Wanindara industrial zone and on Kassa island for conditional regularisation. Plots already covered by emphyteutic leases or building leases, public facilities and road corridors are excluded (Guinee360).
Pay only after your notary has checked the file, and have a surveyor mark the plot's boundaries.
FAQ: real estate in Conakry
How many months of advance rent can a Conakry landlord ask for?
The Council of Ministers capped the advance for residential lets at three months' rent on 24 March 2022. Guinean media reported that the rule was poorly enforced. According to a 2024 article, the Construction and Housing Code provides for monthly rent: a landlord may ask for a longer advance but cannot impose it. Have the advance and deposit written into the lease.
Which document proves that a seller owns a plot in Guinea?
Article 39 of the Land and State Property Code recognises as owners the holders of a land title, the holders of a livret foncier, permis d'habiter or occupation permit, and good-faith occupants. A land title entered in the land register at the land registry is the reference document. Always have a notary check the document before paying.
Is a certificate signed by the neighbourhood chief enough to buy?
No. In 2019, a notary quoted by Guinéenews said that transfer certificates issued by neighbourhood chiefs or town halls without checks were a major source of disputes, and that several people could hold papers for the same plot. The Land Code provides that transfers are entered in the land register after the deed is published. Use a notary.
Which commune are Kipé, Nongo and Sonfonia in?
According to the new boundaries published by Guinéenews in April 2024, Kipé stays in Ratoma commune, Nongo belongs to the new Lambanyi commune and Sonfonia became a commune in its own right. Because the land plan is kept at commune level, check which commune a plot currently belongs to before starting any paperwork.
Can a land title be cancelled in Conakry?
Yes, in some cases. In August 2026, the State took back six 2012 land titles in Conakry on the grounds that they covered the public maritime domain. For a plot near the sea, a road or a public facility, ask your notary to check that it is not part of the public domain.
