Ovid Gellan Gurra City is a sustainable new-city project developed by Ovid Real Estate (Ovid Group) at Bole Bulbula / Gelan Gura, on the southern edge of Addis Ababa. The scheme plans 60,000 homes within a wider 100,000-unit development and operates under Addis Ababa City Administration's 70/30 public-private partnership: the developer funds and builds 70% of homes for sale and hands 30% to the government for low-income households. Parking ratios range from 1:1 to 2:1 by range. Published prices run from around 2.94 million birr (standard unit) to 5.9 million birr, with a 10% down payment and instalments over roughly two years tied to construction progress.
