Ayat Hill Bottom
Mixed-use tower complex in Ayat, Addis Ababa

About the project
Ayat Hill Bottom is a mixed-use complex developed by Ayat Real Estate in the Ayat district of eastern Addis Ababa. The project brings together six high-rise apartment towers with ground-floor retail, giving residents a calm setting with immediate access to supermarkets, boutiques and fitness centres. It is part of the broader Ayat urban development, one of Ethiopia's largest private residential schemes, located about 10 kilometres east of Addis Ababa's municipal centre. Founded in 1997 by Ayalew Tesema, Ayat Real Estate is regarded as a pioneer of Ethiopian private housing and claims delivery of more than 5,000 homes and around 1,000 commercial units. The developer offers a long-term 60/40 financing plan with a stated interest rate of around 9.5%. Ayat Hill Bottom targets families seeking modern apartments in an environment that combines housing with everyday services.
