Real estate in Sikasso

Explore available properties

Sikasso is the capital of the region of the same name in southern Mali, close to the borders with Burkina Faso and Côte d'Ivoire. If you are looking for a home or a plot in the city, two things matter more than the price. Since Mali's 2020 land law, the land title (titre foncier) is the only document that proves ownership. Local authorities in Sikasso also openly acknowledge land disputes and irregular occupation within the commune. As of 27 October 2026, no listings are published on Imonga for Sikasso, so this page focuses on the checks to make before you sign anything.

Sikasso at a glance

Sikasso is an urban commune and the capital of the Sikasso cercle and region. It is a major farm market for its region, where cotton is the main crop. The city has processing plants and cold stores for mangoes and potatoes (Wikipedia, Sikasso). Demand for housing and plots therefore also comes from the families, traders and staff tied to that activity. As of 27 October 2026, no listings are published on Imonga for the city, so this page does not show any.

Land in Sikasso: a sensitive issue, acknowledged by the town hall

From 15 to 17 September 2026, the Sikasso urban commune held a meeting on land issues. It brought together administrative and judicial authorities, the regional Land and Cadastre office (Domaines et Cadastre), the regional Urban Planning office, the Order of Surveyors and neighbourhood chiefs. They discussed persistent disputes, unauthorised occupation and failure to follow official plans. They also cited easements reserved for public facilities being built on and applicants who paid plot fees (frais d'édilité) without receiving a plot. Rehabilitation work is stalled in five neighbourhoods: Banconi, Bougoula-Hameau, Babemba, Mamassoni and Kamale Sirakoro (Afrikinfos Mali, 21 September 2026). A follow-up committee has been set up. Before buying in one of these areas, ask the town hall and the Domaines office where things stand.

Which document proves ownership in Mali

In Mali, only the land title (titre foncier) proves ownership. This comes from Ordinance No. 2020-014/PT-RM of 24 December 2020 on the land law (loi domaniale et foncière), ratified by Law No. 2021-056 of 7 October 2021. Residential plots owned by local authorities are now transferred as land titles (article 56). Occupancy permits (permis d'occuper), allocation letters (lettres d'attribution) and other provisional deeds issued before the ordinance remain valid until they are converted into a land title (Maliweb, republished by farmlandgrab.org, 17 January 2022; ECOLEX record of the ordinance).

According to an interview published by Orbite Info (15 October 2024), a provisional deed only gives a right of use. The same source says holders of pre-2020 deeds have 10 years to convert them, and the request goes to the regional director of Domaines et Cadastre for the region concerned. The article also notes that the law does not require a notary to transfer an existing land title.

Before buying a plot in Sikasso

  1. Ask for the land title number and check it at the regional Domaines et Cadastre office.
  2. Have a licensed surveyor mark the boundaries and compare them with the subdivision plan held at the town hall.
  3. Make sure the plot is not on an easement or on land reserved for a public facility.
  4. If the seller only holds a provisional deed, the conversion into a land title should be done before or during the sale.
  5. Have a notary or lawyer draft and follow the deed, even though Malian law does not require a notary to transfer an existing land title.

Renting in Sikasso

We found no published Malian text that sets the deposit, rent paid in advance or notice period for a residential lease. These amounts are negotiated with the landlord. Ask for a written lease and a receipt for every payment. If a dispute arises, consult a lawyer in Mali.

FAQ: real estate in Sikasso

Is an occupancy permit enough to buy a plot in Sikasso?

No. Since Ordinance No. 2020-014/PT-RM of 24 December 2020, ratified in 2021, only the land title (titre foncier) proves ownership in Mali. An occupancy permit issued before that date remains valid, but it only gives a right of use until it is converted into a land title. Insist on the conversion before or during the sale, and have a notary check the file.

Where can I check a land title in Sikasso?

Go to the regional Domaines et Cadastre office in Sikasso. Land titles are recorded in the land register, so you can confirm who the registered holder is and avoid buying a plot that has already been sold. Also compare the plot boundaries with the subdivision plan held at the town hall, and have a licensed surveyor mark them on the ground.

Do I need a notary to buy property in Mali?

According to an interview published by Orbite Info in October 2024, the law does not require a notary to transfer an existing land title, although buyers often use one in practice. For a remote purchase, for example from the diaspora, a notary or lawyer who checks the title, drafts the deed and follows the transfer greatly reduces the risk. Ask for a written quote of their fees.

Which Sikasso neighbourhoods call for extra care?

At a meeting held by the town hall in September 2026, rehabilitation work was reported as stalled in Banconi, Bougoula-Hameau, Babemba, Mamassoni and Kamale Sirakoro. That does not mean these areas should be avoided. Before buying there, ask the town hall and the Domaines office where the operation stands and whether the plot is affected.

How much deposit and advance rent are asked for a rental in Sikasso?

We found no published Malian text setting the deposit or advance rent for a residential lease. Amounts are negotiated with the landlord. Have them written into a signed lease and keep a receipt for every payment. As of 27 October 2026, no listings are published on Imonga for Sikasso, so no rents are shown on this page.
