Accra is one of Africa's most attractive cities for both foreign and local investors. But the Ghanaian real estate market has its own rules, often misunderstood.
Premium zones
East Legon and Airport Residential concentrate high-end housing. Prices for a 4-bed villa range from 350,000 to 800,000 USD. Tema and Dodowa offer more affordable alternatives 30–50 km from the centre.
Legal specifics
In Ghana, land tenure is complex: allodial (customary) lands, vested (State) lands and freehold coexist. It's imperative to have the title checked by a specialised lawyer before any transaction. The PVLR (Property Vesting Land Registry) is the only authoritative register.
Common traps
Double sales (same land sold to multiple buyers) are unfortunately frequent in Accra. Always use a verified Imonga agent and require an official title search.
